What Are Retirement Villages?

Retirement villages are communities for people over 55 who want a comfortable, low maintenance and social place to live.

The living side is simple. The contract is not. Retirement village contracts usually include entry fees, ongoing fees and exit fees, and the way these are calculated can be different in every village.

Bytherules explains everything in plain English so you understand exactly what you will pay and what your rights are.

Types of Retirement Villages

Retirement villages in Australia generally work in two ways – Privately Operated Villages and Resident Funded Villages. Both options offer great lifestyles, but the contracts and fees are very different. We help you understand the true costs before you decide.

Privately Operated Villages

Run by private companies or not for profit organisations. Fees support village services, facilities and long term costs.

Resident Funded Villages

Residents pay to secure a villa or apartment under a tenure arrangement. You do not usually own the property outright, but you gain the right to live there under the contract.

Why Are Retirement Property Contracts Different?

Retirement living contracts often include:

  • An entry fee
  • An exit fee or Deferred Management Fee
  • Weekly or monthly village fees
  • Rules on capital gain or loss
  • Leasehold or licence style ownership
  • Village rules about pets, renovations and visitors

These are all normal parts of retirement living, but they can be hard to understand without help. We break everything down simply so you can make a confident decision.

Why retirement property contracts differ from standard contracts
